Terms of Service
Last updated: June 9, 2026
These Terms of Service (the “Terms”) govern your access to and use of notebook.farm, also known as The Farmer's Notebook (the “Service”), operated by NeighNeighInc (“we,” “us,” or “our”). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. The Service
The Farmer's Notebook is a property and infrastructure management tool for landowners, farmers, and ranchers. It lets you map your land on satellite imagery, draw property boundaries and zones, import boundary data from public county records, catalog infrastructure assets, model how those assets connect, record maintenance with photos and voice notes, and request AI-assisted fault traces and shutdown sequences. The Service includes a web application and a companion iOS application.
2. Private beta
The Service is currently offered as an invite-only private beta. Access is granted at our discretion and may be limited, changed, or withdrawn at any time. Beta features are provided as-is and may change or be removed. We may contact you about your use of the beta and welcome your feedback.
3. Eligibility and accounts
You must be at least 18 years old and able to form a binding contract to use the Service. You are responsible for the activity that happens under your account and for keeping your sign-in credentials secure. You agree to provide accurate information and to keep it up to date. Notify us promptly if you believe your account has been accessed without authorization.
4. Your content
“Your Content” means the data you add to the Service — including property boundaries and locations, zones, infrastructure assets and how they are connected, photos, voice notes, maintenance records, and related notes. You retain ownership of Your Content. You grant us a limited license to host, store, process, and display Your Content solely to operate and improve the Service for you, including transmitting it to the third-party service providers described in our Privacy Policy. You are responsible for Your Content and for having the rights to submit it.
5. Acceptable use
You agree not to:
- use the Service to violate any law or the rights of others;
- upload content you do not have the right to share, or that is unlawful or infringing;
- attempt to access accounts, data, or systems that are not yours;
- probe, scan, or test the vulnerability of the Service, or circumvent its security or access controls;
- interfere with or disrupt the integrity or performance of the Service;
- scrape or harvest data from the Service, or resell access to it, without our written permission.
6. Parcel data and map imagery
Boundary data imported “from county records” comes from public county and state GIS sources and is provided as a convenience and a preview. We do not guarantee its accuracy, completeness, or currency, and it is never written to your property without your explicit acceptance. Tax parcel boundaries may differ from legal or deeded boundaries. Map and satellite imagery is provided by third parties under their own terms. None of this is a survey or legal description of your land, and you should not rely on it as one.
7. AI features
Some features use AI to generate fault traces, shutdown sequences, and summaries based on the data you have entered. AI output may be incomplete or wrong. It is informational only and is not professional engineering, electrical, plumbing, agronomic, or safety advice. Always verify before acting, and follow proper safety procedures when working with wells, pumps, electrical panels, irrigation, or other infrastructure.
8. Third-party services
The Service relies on third-party providers (for example, for hosting, authentication, maps, and AI). Your use of the Service may also be subject to those providers' terms. We are not responsible for third-party services we do not control.
9. Fees
The Service is currently provided free of charge during the private beta. We may introduce paid plans in the future. If we do, we will give you notice and an opportunity to review the applicable pricing and terms before you are charged.
10. Intellectual property
The Service, including its software, design, and branding, is owned by us and our licensors and is protected by intellectual property laws. These Terms do not grant you any rights in the Service except the limited right to use it as permitted here. “notebook.farm” and “The Farmer's Notebook” are our marks.
11. Termination
You may stop using the Service and delete your account at any time. We may suspend or terminate your access if you violate these Terms or to protect the Service or other users. On termination, your right to use the Service ends. We will handle Your Content after termination as described in the Privacy Policy.
12. Disclaimers
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT DATA, BOUNDARIES, OR AI OUTPUT WILL BE ACCURATE.
13. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF DATA, PROFITS, OR PROPERTY ARISING FROM YOUR USE OF THE SERVICE.
14. Indemnification
You agree to indemnify and hold us harmless from claims arising out of Your Content or your misuse of the Service or violation of these Terms, to the extent permitted by law.
15. Changes to these Terms
We may update these Terms from time to time. If we make material changes, we will take reasonable steps to notify you, such as by email or an in-app notice. Your continued use of the Service after the changes take effect means you accept the updated Terms.
16. Governing law
These Terms are governed by the laws of the State of Oregon, USA, without regard to its conflict-of-laws rules. The exclusive venue for disputes will be the state or federal courts located in the State of Oregon.
